My Experience as a Realtor: 5 Tips for Success

1. Consistency Is Everything

In real estate, consistency beats intensity. I “farm” specific neighborhoods, which means I focus on about 1,500 homes in San Juan Capistrano and stay in touch with residents month after month.

  • Monthly newsletters with comps, sales, and new listings

  • “Just listed,” “in escrow,” and “just sold” postcards

  • Ongoing community updates


No matter how busy or chaotic life gets, my marketing goes out on schedule. Over time, consistency builds trust and authority—and it pays off.


2. Innovating to Stay Ahead

I never want to blend in with the competition. Every year, I ask myself: How can I improve? What’s new?


That’s why I started this YouTube channel—to educate buyers and sellers while showcasing my listings. From cutting-edge marketing strategies to creative transaction coordination, I’m always looking for ways to improve results for my clients.


In today’s market, staying innovative isn’t optional—it’s essential.


3. Professionalism at Every Level

Selling or buying a home is a major financial decision, and I believe it deserves the highest level of professionalism. For me, that means:

  • Dressing the part (no shorts and flip-flops at a listing!)

  • Producing polished media with professional photos and video

  • Providing white-glove customer service throughout the transaction


My background as a sales director for Ingram Micro taught me that presentation and professionalism set the tone for every client relationship. It’s a standard I won’t compromise on.


4. Always Learning and Growing

I’m a lifelong learner—and it’s one of my biggest strengths. I wake up at 4–5 a.m. daily to study market data, read, and grow.

  • I follow economic indicators like CPI reports, interest rates, and treasury yields

  • I read and re-read five key books each year (including Atomic Habits and The Subtle Art of Not Giving a F—yes, I said it!)

  • I also explore art history, because art teaches us about culture, communication, and human expression—something that still helps me connect with clients today


Staying curious not only makes me better at my job, it also gives me more ways to connect with people personally and professionally.


5. Clear, Organized Communication

If I had to choose one skill clients appreciate most, it’s communication. Every client is different, so I ask upfront: Do you prefer quick updates, or detailed breakdowns?

Some examples of how I keep communication clear and trackable:

  • Showing feedback spreadsheets: I log buyer comments and follow-ups in a spreadsheet, updating clients regularly so nothing is lost in translation.

  • Offer summaries: With multiple offers, contracts can run 20+ pages each. I create summaries and Dropbox folders so sellers can easily compare and understand their options.


Clarity and organization reduce stress, build trust, and keep everyone aligned.


Final Thoughts

Consistency, innovation, professionalism, learning, and communication—those are the five pillars that guide my business. They take discipline and effort, but they’re what set me apart and keep my clients coming back.
