Seller Hacks That Save You Time, Energy, and Money

Getting ready to list? These practical, low-cost tweaks make your home show better, photograph cleaner, and help you avoid last-minute headaches.


1) Lift stains from light wood floors

Mix hydrogen peroxide with water (about 50/50), spot test in an inconspicuous area, then lightly apply to the stain for ~30 seconds and wipe dry. Check with your flooring pro first, especially for oiled or specialty finishes.


2) Position yard signs safely

If you use a yard or directional sign, set the elbow/bracket so it faces away from foot traffic. It reduces the chance of anyone bumping into it on the sidewalk.


3) Modernize tired picture frames

Outdated brown or chipped gold frames can date a room. A quick coat of matte black paint or chalk paint instantly refreshes artwork and helps the art—not the frame—stand out.


4) Coffee tint for small fabric fixes

For rugs or lampshades with stubborn stains on light areas, a light coffee wash can even out tone. Test for colorfastness first, use a foam brush, and work evenly so it looks intentional, not blotchy.


5) Let the light in

During photos and showings, maximize natural light. If safe for your area, prop the front door and open interior doors. Bright spaces feel larger and photograph better.


6) Hang window treatments higher

Mount curtain rods close to the ceiling and hem panels so they just kiss the floor. It visually raises the ceiling line. If treatments block light or feel heavy, remove them for photos to keep rooms bright.


7) Use fewer, larger plants

One healthy statement plant beats lots of small ones. Dust leaves (fake or real) and use a leaf-shine wipe or a damp microfiber to restore a clean, glossy look.


8) Neutralize busy bedding in seconds

Keep a neutral coverlet on hand (linen or cotton works well). Lay it over existing bedding and add two to three neutral pillows. It photographs cleanly and avoids pattern distractions.


9) Contain clutter with trays and boxes

Group small items on trays in kitchens, baths, and living areas. Add a couple of hardcover coffee table books and a decorative box to hide remotes and chargers. The space reads styled, not cluttered.


10) Beat stainless smudges

A damp microfiber or melamine foam pad can remove fingerprints and sponge marks on stainless appliances. Wipe with the grain, then dry with a clean cloth to prevent streaks.


11) Edit photos ethically

Photo teams can tidy cord clutter, brighten rooms, and add a neutral image to the TV screen. Do not edit out fixed elements like power lines, utility boxes, or neighboring structures. Keep enhancements truthful to avoid misrepresentation issues.
