Selling Your Home During the Holidays: Smart Tips for Success

I get asked all the time whether it’s a good idea to put your home on the market during the holiday season—or wait until the new year or spring. Since the timing of your sale can make a big impact, let’s walk through what you need to know before making that decision.

Why Selling During the Holidays Can Work in Your Favor

1. Buyers Never Stop Looking

The internet doesn’t take a holiday break—and neither do serious buyers. Many are actively searching year-round, and if your home meets their needs, they’ll make an offer regardless of the season.

2. Low Competition, Low Inventory

At the end of the year, inventory is typically much lower. If your home is the only one for sale in the neighborhood, you instantly become the best option. With less competition, negotiations often tilt in your favor.

3. End-of-Year Motivation

Certain buyers—such as those completing 1031 exchanges or looking for tax advantages—are motivated to close before December 31. Others may be moving because of expiring leases or year-end job changes. These situations can work to your advantage as a seller.

Holiday Season Buyer Behavior

While demand is muted compared to peak months, the buyers who are shopping are serious. Instead of 25–30 people at an open house, you may only see 2–3—but they’re highly motivated. Families also tend to have more time together during the holidays, which can push them toward making big decisions, like buying a home.

Things to Keep in Mind

Minimize Distractions with Holiday Décor

Keep decorations tasteful and simple. Think Restoration Hardware: neutrals, greens, natural textures. Overly personal or elaborate décor can be distracting in listing photos and during showings.

Staging Still Matters

Even in a slower season, your home must shine online. Professional staging and photography are essential. Don’t skimp here—buyers are more likely to schedule a showing if your home looks its best.

Be Clear About Timing

If celebrating with your family is important, you can set expectations upfront. In the MLS, specify whether you’ll need a rent-back period or a delayed closing. That way, you won’t feel rushed or pressured.

A Word About “Soft Listings”

Some homeowners consider casually listing their home on Zillow or “Make Me Move.” While it may sound harmless, it can open the door to lowball offers and wasted time. If you want to test the market, at least hire an appraiser first so you know the true value of your home. Better yet—go live on the MLS, where you’ll reach serious buyers and get fair exposure.

Final Thoughts

Selling during the holidays may not be traditional, but it offers unique advantages: less competition, motivated buyers, and the potential for stronger negotiations. If your home is well-staged, priced appropriately, and marketed properly, you could be under contract before the new year.
