What is Pacifica San Juan?
Pacifica San Juan is San Juan Capistrano’s coastal side. Where most of the city’s gated communities look toward the hills, many homes here look west to the Pacific, Dana Point Harbor, and, on clear days, Catalina Island. It is one of the few places in South Orange County to find newer construction this close to the ocean.

The community took shape in phases. Early homes were built around 2007, construction paused during the downturn that followed, and builders including Toll Brothers and Taylor Morrison completed the remaining neighborhoods through about 2020. The result is a range of newer homes, several separately gated neighborhoods, and a shared recreation center at the heart of it all.
What kinds of homes are in Pacifica San Juan?
Homes in Pacifica San Juan are newer detached residences, largely built between 2007 and 2020 in coastal, Spanish, and Mediterranean styles, with the most valuable homes oriented to ocean and harbor views.
Ocean Hills, Tradewinds & Harbor View
Toll Brothers neighborhoods that opened in the late 2010s, including multi-level view homes with entertaining decks and panoramic outlooks.
Sea Country
A gated neighborhood of larger Spanish, Mediterranean, and Tuscan-style homes on bigger lots, many with ocean, harbor, and Catalina views.
Earlier phases
Homes from the community’s first phase around 2007, often at a more accessible price point than the newest view homes.
In Pacifica San Juan, the view is the value. Two homes on the same street can differ significantly in price based on the width and permanence of their view corridor, so it pays to evaluate view protection, elevation, and orientation carefully. Buyers should also confirm master and neighborhood association dues and any Mello-Roos for a specific home.
What is it like to live in Pacifica San Juan?
Living in Pacifica San Juan means coastal living with resort-style amenities: the Club Pacifica clubhouse, pool, spa, and fitness center, walking and riding trails, and the beach minutes away.
Club Pacifica is the community’s hub, with a clubhouse for gatherings, a resort-style pool and spa, cabanas and barbecue areas, and a fitness center. Walking trails wind through landscaped parks and connect to the surrounding hills, and the community includes a stretch of equestrian trail as well.

Then there is the ocean. Dana Point Harbor, Capistrano Beach, and Doheny State Beach are minutes away, so sunset walks, harbor dinners, and weekend paddleboarding become part of the routine. For buyers who want a beach lifestyle without living on the sand, Pacifica San Juan is a compelling middle ground.

Here, the averages hide the story. View quality, elevation, and orientation can move a Pacifica San Juan home’s value more than square footage, exactly the nuance automated estimates miss.
